Bolzano leads Italy’s rental-demand ranking as major cities fall behind

Bolzano recorded the strongest relative demand for rental housing among Italy’s provincial capitals during the second quarter of 2026, according to an analysis covering 110 cities. The ranking offers a surprising picture of the Italian rental market, with Rome outside the top 10 and Milan falling to 85th place.

The study measures relative demand by comparing the number of contacts generated by listings – including emails and shares – with the available supply on the real estate platform. It also considers how many days an advertisement remains online before being removed.
